About Us
We are Jannetta Dorsman and René Hoksbergen, Dutch buyer's advisors for clients seriously considering a property in Spain. We live and invest in Spain ourselves and guide buyers who see their purchase as a strategic decision — not an impulse or holiday expense.
Two advisors, one approach
René Hoksbergen
NVM broker since 2000
René has been active in Dutch NVM real estate since 1989 and has been a sworn NVM broker since December 2000. He has worked across a wide range of property types and markets, gaining first-hand experience with pricing, negotiation, and risk dynamics across multiple market cycles.
Jannetta Dorsman
NVM entrepreneur since 2005
Jannetta has been an NVM entrepreneur since 2005 and combines this practical experience with a long career in professional education for brokers and notaries.
Before entering real estate, Jannetta worked for many years as an international sales and marketing manager for software companies — primarily ERP systems for financial administration, reporting, and project management. That role revolved around process optimisation, long-term relationships, and understanding complex decision-making — experience that directly informs how we structure buying processes in Spain today.
We invest in Spanish property ourselves — both privately and through a Spanish SL — meaning we know the process not only professionally but personally. This combination of practice, education, and personal investment means we can distil complex matters into clear, testable decision criteria rather than scattered tips.
"Our goal is not to complete as many transactions as possible, but to guide a limited number of buyers per year toward a purchase that is right — legally, fiscally, financially, and practically."
Jannetta Dorsman & René Hoksbergen
Why Spain means more to us than a dream
For us, Spain was not a spontaneous dream — it was initially a necessity. After a serious illness and years of extreme fatigue, a drier, sunnier climate proved better for recovery. We moved to Spain temporarily, experienced its impact firsthand, and ran into a deeply poor buying experience with a local broker. From that combination — necessity, a personal buying journey, and bad guidance — our current advisory approach in Spain evolved step by step.
That experience shapes how we view purchases: not as isolated projects, but as part of a bigger picture. Just as recovery required several elements working together (environment, stress, nutrition, movement, nervous system), we evaluate a property in terms of life, health, wealth, time, and long-term sustainability. We understand what it means to make decisions from a vulnerable or changing position — and how important it is to have calm, considered guidance alongside you, even when the conclusion is that now is not yet the right moment to buy.

From personal experience to a professional approach
We understand what it means to make decisions from a vulnerable or changing position — and how important it is to have calm, considered guidance alongside you, even when the conclusion is that now is not yet the right moment to buy.
Necessity → Personal buying experience → Poor guidance → A better approach.
This is why we look not just at the project, but at your life, health, wealth, time, and long-term sustainability.
Why we work exclusively in the buyer's interest
Most parties in Spain are primarily sellers or project developers — their interest lies in moving their own inventory. We have deliberately chosen not to maintain a sales portfolio and work only from the buyer's side.
Our goal is not to complete as many transactions as possible, but to guide a limited number of buyers per year toward a purchase that is right — legally, fiscally, financially, and practically.
How we are paid
Transparency about compensation is part of honest advice. We want you to know exactly how we are paid and where potential conflicts of interest may lie.
How advisors are paid often determines which options come to the table. By being open about this upfront, you can better assess our advisory framework — and judge whether it gives you confidence.
New Build Projects
For new build projects, our fee is paid by the developer or selling party. For you as a buyer, this means no separate invoice — our costs are included in the project structure. We do not work exclusively for one developer or one sales channel and select projects on merit: location, long-term value, build quality, regulatory context, and fit with your criteria — not commission size.
Resale and Bespoke Assignments
For resale properties and specific search assignments, the fee structure may differ. Sometimes there is a fee from the selling side, sometimes not — in the latter case we agree upfront with you on whether and how we are compensated for our time and responsibility. Any arrangement is made before a process begins, put in writing, and kept as straightforward as possible — without hidden commissions or intermediaries.
How our background helps in your situation
Our guidance starts not with properties, but with your situation and criteria. Using the Purchase Compass — or a strategy session as a follow-up or alternative — we examine usage, time horizon, fiscal position, financing, region/policy, and management. Only once that foundation is clear do we look concretely at which regions, neighbourhoods, projects, and properties fit your framework.
Sometimes the most honest outcome is that you are better off not buying yet — and for us, that is equally a good result if it protects your long-term position.
What our background means for each type of buyer
Background & Expertise
On this page you will find more background on our experience in real estate, notary practice, education, and investing. Not because you need to remember every detail, but so you can judge whether our way of working fits the decisions you want to make in Spain.
A long-standing foundation in Dutch real estate
René — NVM Real Estate
Active in Dutch NVM real estate since 1989, with first-hand experience in pricing, negotiation, and risk dynamics across multiple market cycles.
Sworn NVM Broker
René has been a sworn NVM broker since December 2000, having worked across a wide range of property types and markets.
Jannetta — NVM Entrepreneur
Working with private buyers and sellers, investors, and entrepreneurs across the Netherlands. Day-to-day practice and strategic dossiers form the foundation of how we approach Spanish real estate today.
Education in real estate and notary practice
Alongside her practice in real estate, Jannetta has taught brokers and notaries for over fifteen years:
Lecturer and auditor for NVM
2023
Academie voor Vastgoed
Lecturer for continuing education and recertification.
2019
KNB — Continuing Education for Notaries
Lecturer for continuing professional development for notaries.
Lead Instructor — Professional Notary Programme
One of the lead skills instructors, including chairing days and presenting at industry events.
This background in education means we are used to distilling complex subjects into clear, testable decision criteria — rather than offering scattered tips.
Experience outside the real estate sector
Before entering real estate, Jannetta spent many years as an international sales and marketing manager for software companies — primarily ERP systems for financial administration, reporting, and project management.
That role revolved daily around process optimisation, automation, long-term relationships, and understanding complex organisations and decision-making.
We bring this experience into our guidance: we don't just look at a single transaction, but at how a purchase in Spain fits your overall financial and life picture over the long term.
Investing in Spanish real estate ourselves
We invest in Spanish property ourselves, both privately and through a Spanish SL. This means we know the process not only from the outside, but from within: financing, regulations, management, fiscal structures, and the practical realities of living, renting, and longer stays.
This dual role — advisor and investor — allows us to clearly distinguish between what looks attractive on paper and what actually works in practice over the long term.
How this translates to your process
Want to see how we apply this expertise to your specific situation? The pages on the Purchase Compass, the strategy session, and "Who We Work With" explain how we translate this into concrete steps and choices.
Whether we are the right fit for you
We are usually not the right party if your main goal is to buy something in Spain quickly while avoiding critical questions — or if short-term returns are your only driver. Also not if you are primarily looking for someone to validate your enthusiasm rather than work through scenarios and risks honestly.
Do you recognise yourself in one of the five situations on our site and want to seriously test your plans? There are two logical next steps:
This is probably not the right fit if…
Your main goal is to buy something in Spain quickly and you would rather avoid critical questions about structure, regulations, or risk profile.
Maximising short-term returns is your only driver — without genuine consideration of usage, regulations, management, and fiscal robustness.
You are looking for someone to confirm your enthusiasm rather than honestly work through scenarios and risks alongside you.
