Insights & Developments in the Spanish Real Estate Market
Buying a property in Spain isn't something you do every year. That's why it's important to look beyond individual project brochures and glowing sales presentations. In this section, we share projects, market developments, and media contributions that help you sharpen and make your own plans more realistic.
We combine our daily practice in Spain with over 35 years of experience in Dutch real estate and property education. This allows us to view developments not as "news," but as part of a bigger picture: your life, wealth, and time horizon.
Three sections — one framework
Each month, we highlight one project in our core regions. Not as a "must-buy now," but as an example of how we evaluate projects: considering usage, time horizon, fiscal position, financing, and region/policy plus management. This month: Velapi Golf in Los Alcázares — 244 apartments in 8 blocks, 2–3 bedrooms, modern design and finish, situated on La Serena golf course. Ground-floor units have private gardens (some with private pool); upper-floor units feature a private solarium accessible from inside the home.

READ MOREWhy this project is interesting
Velapi Golf offers new-build apartments directly on La Serena Golf in Los Alcázares — one of the most stable golf resort locations on the Costa Cálida. The combination of an attractive price range, solid rental environment, and the choice between garden apartments (with private pool) and solarium apartments makes this project relevant for both investors and buyers who want to combine personal use with returns. It is particularly relevant for situations 1 (fiscal reorientation), 3 (investing and using yourself), and 5 (invest now, winter later).
A note on our approach
In personal guidance, we translate these points to your situation; here we mainly show how we evaluate such projects.
How it scores on the five criteria
Usage
Suitable for rental investment, personal use (golf, relaxation, climate), and combinations. Garden apartments with private pool ideal for personal stays; solarium apartments interesting for rental yield.
Time horizon
New build in delivery phase — relevant for buyers with a 5–10+ year horizon. Also interesting as a base for wintering or longer stays later.
Fiscal position
Can be purchased privately, via BV/holding, or through a Spanish SL. Which structure fits depends on your Dutch fiscal position — to be discussed in the strategy session.
Financing
Price range €260,000–€420,000. Own capital, Spanish or Dutch mortgage possible. Buyer's costs in Spain approx. 10–13% on top of purchase price for new build (VAT + notary + registry).
Region / Policy + Management
Los Alcázares / Costa Cálida: stable tourism policy, good flight connections (Murcia-Corvera). La Serena Golf has professional resort management available. Tourist rental licence required — application possible at purchase.
Perspective matters
"The right property in the wrong hands is still the wrong property."
When this project likely doesn't fit you
If your primary goal is maximum short-term yield without regard for usage, regulations, or management.
If you expect a completely hands-off "hotel experience" without your own involvement.
If your expectations don't match the price range, usage possibilities, or regulations of this type of project.
Your logical next steps
At a glance
"We look beyond the project — at the long-term development of the region."
What is changing specifically in [region]
What this means for you
Areas to be extra alert about
Overly optimistic rental expectations in heavy marketing, while regulations and costs increase.
Concentration of supply in one type of project or area, reducing diversification of risk.
Uncertainty about future rules on tourist rental or residential use.
